First
impressions are very important and buyers
often make a decision within the first 10
seconds of viewing. The exterior of the house
should be neat and clean with particular attention
paid to the front door. Touch up any peeling
paintwork, polish brasswork and clean the
windows.
Ensure the garden is neat and tidy. Remove
any weeds and dying plants and trim the hedge.
If you have space, add a few pots of plants
to brighten the entrance to the property.
Remember that a tidy garden looks larger and
enhances the view from inside the house.
If you have a garage, clear out clutter as
it will give the wrong impression of size. |

your home |
If
your property is in need of decoration, redecorate
if possible, remember that this will enhance
the price and saleability of your property.
Remove clutter from every room, ensure that
kitchen worktops are clear to make the room
look more spacious. If the house looks overcrowded
a buyer may feel it would be too small for
them.
Ensure stairways are clear, objects on stairs
will present a crowded appearance and could
be dangerous.
Fix all those odd jobs, squeaky doors, dripping
taps, badly fitting cupboard doors.
Bathrooms can be one of the most important
rooms when selling a house, ensure they are
sparkling clean and tidy with the minimum
of clutter and display clean, attractive towels.
Each room should have a clear identity to
help potential purchasers imagine living there.
If you have a dining room, make it look as
though it could be used as one and ensure
smaller bedrooms contain a bed, otherwise
it could reduce the potential value of your
home.
Pets can be off-putting to potential purchasers,
minimise any evidence of pets.
Prepare your home as if you were expecting
guests. Ensure all rooms are aired and smell
fresh, display vases of fresh flowers.
Your home should be presented as bright and
cheerful as possible to a potential purchaser.
Keep rooms as light as possible and use carefully
positioned lamps to create a warm welcoming
feeling. |

viewings |
One
person should show viewers around your home.
Keep the family out of the way as this can
distract and enables the viewer to concentrate
on the house.
Turn off any sound from television, radios
etc. as this can be distracting.
Do not try to sell carpets, fittings and furniture
at this stage as the focus should be on selling
the house.
Pets can be off putting to potential purchasers,
if possible, keep them out of the way, get
someone to take the dog out for a walk.
Never draw attention to poor features of your
home as these may have gone unnoticed. If
the viewer does not like something about the
property do not get involved in a discussion
about it.
If the buyer shows interest in purchasing
